Florida Realtor License
Getting a Florida realtor license is fairly tough, the Florida Real Estate Commission requires several steps in order to obtain an active license. In addition to obtaining your license, you will also be required to complete some post-license coursework as well. The following are the pre and post license requirements for becoming a realtor in Florida:
Florida Realtor Pre License
- Prospect must be at least 18 years old and have a high school diploma or equivalent.
- Prospect must complete a FREC approved 63 hour (Course I).
- Prospect must pass an end of course examination administered online. If a passing grade is not achieved, the prospect must wait 30 days before retesting.
- After completion of the above steps, the prospect must submit a completed application to the Florida Division of Real Estate, along with a fingerprint card and appropriate fee.
- Prospect must then pass the Florida Real Estate Sales Associate examination (at 75% correct to pass) OR pass the Florida Real Estate Law Examination with a minimum score of 30.
- Prospect must then submit their completed RE 2050-1 form to activate their license. The form can be submitted at the examination site, or later to the Division of Real Estate.
Florida Realtor Post License
Unfortunately, whether you are in active or inactive license status, after initial licensing, you must complete a FREC approved 45 hour post licensing course, prior to your first renewal of your realtor license. There is an end of course examination that you must achieve a 75% grade to pass. Again, if you fail, you will have to wait 30 days before retesting.
The Good News for Florida Realtors
Because of the extensive requirements to become a realtor in the state of Florida, it makes it harder for candidates to get their license, therefore cutting down on the number of active realtors. This makes the market a little less competitive, thereby increasing your chances as an active realtor to get a foothold in the market. Florida is also an appealing real estate market for many people, and therefore the property values are higher than in many other parts of the country.
The Bad News for Florida Realtors
Unfortunately, because of the appeal of Florida, with the white sandy beaches are warm climate, it is a hot spot for all types of folks, especially older folks. Many of these types of people are savvy, and it will take more negotiation to facilitate the transfer of a piece of property, as compared to other states. But don't be afraid, take the necessary steps to do what others won't, and reap the benefits that others don't.
